234,000 m² in a single title at an asking price of €2,000,000 net — reservoir frontage inside the EU and the Eurozone.
Private shoreline on a reservoir with no neighbouring development. Land of this composition does not come back to the market.
Tourism, sport fishing and fish sales, fruit growing and livestock permits all granted — the 12 to 18 month permitting cycle is already paid for.
Three bungalows, a restaurant and nine pitches already trading, with staff willing to stay on under new ownership.
The asset was built in 2022 and has traded since May 2026 inside a clean Bulgarian company, Razvigor EOOD. Three container-built bungalows, a small restaurant, nine pitches and new independent infrastructure are in place, together with every operating permit. What a buyer normally funds over a first loss-making year has already been spent by the vendor.
Nine pitches on 234,000 m² is a proof of concept, not a capacity ceiling. 20,000 m² of regulated building land carries the approved expansion, the agricultural reserve protects the setting in perpetuity, and the fishery, orchard and livestock permits add revenue lines that are independent of overnight occupancy.
The reservoir is licensed for sport fishing and for the sale of fish — a revenue line and a guest attraction in one.
Own shoreline for swimming, with a pool area on the camp side. No through traffic, no neighbours, no mosquitoes.
Solar power and per-building sewage treatment are already installed, which makes a genuine off-grid eco camp a short step rather than a rebuild.
An existing garden and a licensed 16,000 m² orchard, both ready to be expanded into real production.
Animal husbandry is permitted, with 198,000 m² of agricultural reserve to graze and to keep the setting empty.
A small restaurant is part of the property — catering for guests from day one, without a new permit process.
A finished highest-and-best-use concept transfers with the property: terraced private pitches, shared outdoor kitchens, fire pits and glamping structures on the regulated building land. None of it is built, so the upside is unpriced. Realise it as drawn, phase it against cash flow, or redeploy the land entirely.
Views of the camp, the shoreline and the surrounding valley in Shumen Province.
The site sits five kilometres off the A2 Hemus motorway, the main east–west artery between Sofia and Varna. The Black Sea coast and an international airport are inside an hour, the Danube crossing into Romania inside ninety minutes — and the valley itself carries no through traffic at all.
Two international airports serve the region: Varna at 92 km, roughly an hour by motorway, and Burgas around 190 km. Bucharest is reachable overland via the Ruse Danube bridge — which puts the site inside the catchment of three separate flight markets.
Access runs straight onto the A2 Hemus motorway after five kilometres, the route that links Sofia with Varna. Guests arrive without a single difficult kilometre, yet the valley has no through road of its own.
Northeastern Bulgaria, in the hills of Shumen Province — between the Shumen Plateau Nature Park, the Eye of Osmar karst spring and the Madara Rider. Inside the EU and the Eurozone, with Black Sea tourism an hour away and none of its prices.
Bulgaria counts roughly twenty recognised glamping operations nationally, in a category being promoted actively toward Scandinavian and Western European travellers. Comparable waterfront land in the EU trades at a multiple of €8.50 per square metre — and almost never with the licences already issued.
The estate lies in Razvigorovo, Hitrino Municipality, in the hills of Shumen Province in northeastern Bulgaria — directly on the reservoir shoreline. There is no neighbouring development, no passing traffic, and, unusually for a lake in this region, no mosquitoes. Guests notice the silence first.
The A2 Hemus motorway is five kilometres away, Shumen with its fortress and nature park around fifteen, and Varna airport 92 kilometres. Within a short drive: the Eye of Osmar karst spring, a go-kart track, and the UNESCO-listed Madara Rider. Everyday shops, doctors and pharmacies are in Shumen, with regional public transport on the same route.
A compact, fully serviced tourism core, a large agricultural reserve that keeps the setting empty, and an orchard licensed for production. 20,000 m² are regulated building land, and the terraced expansion is already designed.
